How Deed Atlas works
Real listings only
Every property comes from an agency's own page: Treasury seized-property auctions, IRS notices of sale and USDA Rural Development and Farm Service Agency resales. No made-up deals, no scraped portals.
The official seller
Each card names who actually sells it: the agency, its auction contractor or the listing broker the agency publishes, with the official page. Never an owner's or borrower's details.
Context, not hype
See each price next to the area's median value, rent and price trend, and each state's tax sale law. Low prices often mean work, liens or risk: read the terms and inspect.
Questions
Can anyone buy these properties?
Yes. Treasury and IRS auctions are open to the public (Treasury needs a deposit and online registration; IRS sales are often in person). USDA REO homes are bought through a real estate agent, and USDA foreclosure sales are run by a trustee. The official page has the terms.
Why is a USDA "government bid" so low?
At a USDA foreclosure sale the government bid is the opening bid; bidding sets the final price, and the sale can be postponed or cancelled. Taxes, liens, condition and title are the buyer's to check.
Why aren't HUD homes here?
HUD's Home Store does not allow automated reading (its robots.txt blocks it), so Deed Atlas links to it instead of copying it. The same goes for HomePath, VA and GSA property.
Tax lien or tax deed: what's the difference?
With a lien you buy the right to collect unpaid tax plus the interest the law allows; most owners pay it back. With a deed the county sells the property itself. A redeemable deed lets the owner buy it back for a set premium for a while.
Why not PropStream or a tax list service?
They cover far more (MLS data, owner lists, every county's tax list) and cost about $97 to $99 a month. Deed Atlas does one narrower job for less: government-sold property, state tax sale rules and dates, and area numbers, from official sources only, with no owner data.
Is this advice?
No. Deed Atlas is an information tool, not investment, legal or tax advice. Always verify with the agency or county, read the terms of sale and check title before you bid.
Information only, not investment, legal or tax advice. Listings come from the agencies' own pages and can change or be withdrawn at any time: always verify with the agency or county before you bid or buy. Deed Atlas is not affiliated with any government agency.
